The Best Week to Buy a Home Is Almost Here — What Does That Mean for Chico?
If you’ve been thinking about buying a home, the calendar may be giving you a little nudge.
According to a new Realtor.com® report, September 27–October 3, 2026, is expected to be the best week of the year to buy a home nationally. The timing is no accident. As summer winds down, more homes are still available, competition from other buyers tends to ease, and sellers become more willing to negotiate.
But what does that actually mean if you’re looking for a home here in Butte County or Chico?
Why Fall Can Be a Great Time to Buy
Realtor.com analyzed seasonal housing trends from 2018 through 2025, excluding 2020, looking at factors including inventory, new listings, listing prices, time on market, price reductions and buyer demand.
Here’s what makes the final week of September stand out nationally:
- More inventory: Realtor.com estimates active listings could be nearly 32% higher than at the beginning of the year.
- Less competition: Property views are historically about 14% below the average week and roughly 30% below the summer peak.
- More price reductions: Historically, about 5.7% of listings see a price reduction during this week.
- Lower prices: Prices are expected to be about 3.5% below their seasonal peak, potentially representing about $14,000 in savings on a $416,000 home.
- More new listings: Historically, the week brings about 20% more fresh listings than the beginning of the year.
In other words, fall can create a nice combination: more choices, fewer competing buyers and sellers who may be more open to negotiation.
So, What About Butte County?
This is where local market knowledge matters.
The national “Best Week to Buy” isn't necessarily a magic seven-day window for every community. Real estate is highly local, and Butte County has its own inventory, pricing and buyer patterns.
As of August 2026, Realtor.com reports that Butte County had approximately 2,100 homes for sale, with a median listing price of about $434,500. The median home had been on the market for approximately 61 days, giving buyers considerably more time to evaluate properties than they typically have during the busiest parts of the year.
Realtor.com also reported that active listings in the county were up about 17% compared with three years ago, while the median sold price was approximately $415,500, down 3.4% from a year earlier.
That creates an interesting opportunity for buyers who are prepared to act.
And Then There's Chico
Chico has its own story.
In August 2026, there were approximately 200 homes for sale in Chico, with a median listing price of $525,000 and a median sold price of approximately $458,500. Active listings were up nearly 12% year over year, while homes were spending a median of about 60 days on the market.
Perhaps most interesting for buyers: Chico's median listing price was 4.4% lower than a year ago, while the number of homes for sale was higher.
That doesn't mean every Chico home is going to be a bargain — desirable homes that are priced well can still attract strong interest. But buyers may have more opportunity to slow down, compare properties and negotiate than they did during the height of the spring and summer market.
Does That Mean You Should Wait Until September 27?
Not necessarily.
The biggest takeaway isn't that one specific week is the only time to buy a house. It's that the fall market can offer some advantages that buyers may want to take advantage of.
If you've been waiting for more inventory, watching a particular neighborhood or hoping for a little more negotiating room, now is a good time to start paying attention.
And remember: the best time for you to buy ultimately depends on your financing, goals, timeline and the specific property you're looking for.
